The Kohler Building on Beebe Capps has come available to us in a lease (interest free) to own with a purchase price of $1.5 million over 10 years ($7.50/sq ft).  The Kohler Building is on 12 acres as opposed to our current land, which is 8 acres (which results in a 50% increase).

100% of the money paid would go to paying down the loan and we would have total control of the building with the right to make any improvements to fit our needs.

To build out the Kohler Building would require $2.4 million (30,000 sq ft @ $80/sq ft).  This would require us to raise approximately 1.2 million from the body as opposed to approximately $3.8 million to be in the same square footage on our current land.  (If we borrowed $950,000 then we need to raise $2.85 million.)

Current assets are roughly $1.4 million ($700,000 in the bank, $500,000 to $700,000 sale value of land).
